FIRE SPRINKLER INSPECTION & MAINTENANCE
PROTECTION OVERHEAD
When Was Your Last Fire Sprinkler Inspection?
Most people never think about the sprinklers over their heads. They are out of sight and out of mind, right up until a pipe bursts in January or a fire breaks out at 3 in the morning.
A fire sprinkler inspection is how you find the problem before the water, or the fire, does.

Sprinkler systems can fail in quiet ways. A valve gets shut during a repair and never gets opened again. A gauge stops reading. Sprinkler heads get painted over, covered in dust, or blocked by shelving stacked too high. In an unheated space, a pipe full of water can freeze and split.
Fire code calls for sprinkler systems to be checked on a set schedule. Some parts get looked at every quarter, and the whole system gets tested every year. Your insurance company and the fire marshal will both ask for the reports.
Tri-State Fire Protection Services provides fire sprinkler inspection and maintenance for offices, apartment buildings, schools, churches, stores, and warehouses across Delaware County. Our company was founded by a firefighter, so we know what a working sprinkler system means when a fire starts.

WHAT WE DO
Fire Sprinkler Inspection, Testing, and Repair
From the riser room to the last sprinkler head, one team can keep your whole system on schedule. Here is what we handle.
Quarterly Inspections
Some parts of your system need a check every three months. We look at your gauges, valves, alarm devices, and fire department connection, and record what we find.
Annual Inspection and Testing
Once a year, the whole system gets a full test. We flow water, check every alarm device, and look over the pipes and heads you can see.
Sprinkler Head Replacement
Painted, damaged, or corroded heads have to be replaced. Older heads also need to be tested or swapped out as they age. We take care of both.
Repairs
Leaking pipe? Valve that will not open? A head that went off by accident? We find the cause and fix it.
Dry System Service
Dry pipe systems protect garages, loading docks, and other spaces that freeze. We trip test them and drain the water that builds up before winter hits.
Five-Year Internal Inspections
Every five years, the inside of your pipes needs a look for rust, scale, and buildup that can block water flow. We schedule it and handle it.
WHAT TO EXPECT
What Happens During a Fire Sprinkler Inspection
Your sprinkler system gets a full inspection and test once a year. Here is what our tech does on that visit.

We let your monitoring company know.
Water flow tests set off the alarm, so we put the system on test first.
We check the valves and gauges.
Every control valve should be open, and every gauge should show normal pressure.
We look over the heads and pipes.
We check for paint, damage, leaks, and anything stored too close to the heads.
We test the alarms.
We flow water to make sure the flow switch trips and the bell or horn goes off.
We run a main drain test.
This shows whether water is reaching your system at full strength.
We put it back in service and write it up.
You get a report for the fire marshal or your insurance company.
The rules behind all of this come from NFPA 25, the national standard for sprinkler system care. We keep up with the standard so you do not have to.
Winter Tip:
Delco winters can freeze sprinkler pipes in garages, attics, loading docks, and empty units. Keep those spaces above 40 degrees, and call us before the first hard freeze to drain your dry system.
DON'T WAIT
Signs Your Fire Sprinkler System Needs Service
You do not need to climb a ladder to spot most sprinkler problems. Look up, and check your riser room, for these.
Any one of these is a good reason to call. A small repair now costs far less than water damage, a failed inspection, or a system that does not work in a fire.
Your last sprinkler inspection was more than a year ago.
A sprinkler head is painted, bent, rusty, or covered in dust.
Shelving or boxes are stacked close to the heads.
You see water dripping, rust spots, or stains near the pipes.
A gauge in the riser room reads zero or looks broken.
A control valve is closed, or you are not sure if it is open.
A pipe froze or burst last winter.
You remodeled, added walls, or changed how a space is used.

What Our Customers Say
COMMON QUESTIONS
Fire Sprinkler Questions We Get Asked Most
These are the questions property managers and building owners ask us most.
Have additional questions? Contact Tri-State Fire Protection Services today to speak with our team.
How often does a fire sprinkler system need to be inspected?
It depends on the part. Gauges, valves, and alarm devices get checked every quarter. The whole system gets a full test once a year. The inside of the pipes gets a look every five years. Your town may have extra rules, and we keep track of all of them for you.
Who should I call for fire sprinkler inspection near me in Delco?
Pick a company that is close by, keeps track of your due dates, and gives you a written report after every visit. Ask if they handle quarterly visits and repairs, not just the yearly test. Tri-State Fire Protection Services is based in Folsom and was founded by a career firefighter. Call us at (610) 707-8180 and see if we are a good fit.
Will the sprinklers go off during the inspection?
No. We test the system by running water through a test valve, not through the heads over your space. The fire alarm will sound during the flow test, so let your staff and tenants know before we arrive.
What do I do if a sprinkler pipe bursts or a head goes off?
If there is any chance of a fire, get everyone out and call 911. If it is a leak with no fire, shut the control valve only if you know which one it is and how to do it. Then call us right away. Your building is not protected until the system is back in service.
How do I keep my sprinkler pipes from freezing?
Keep every space with water-filled pipes above 40 degrees, including attics, stairwells, and empty units. Close doors and windows near the pipes in cold weather. If you have a dry system, have the low points drained before winter. Call us in the fall, before the first hard freeze.
When do sprinkler heads need to be replaced?
Replace any head that is painted, bent, leaking, or rusted. Heads also need to be tested or replaced after many years in service, often 20 or 50 years depending on the type. We check the dates on your heads during the yearly inspection.
Can my maintenance staff do the inspections?
Your staff can do simple checks, like making sure the valves are open and nothing is stacked near the heads. The quarterly and yearly inspections should be done by a trained technician who knows the code and writes up the report the fire marshal will ask for.
How much does a fire sprinkler inspection cost?
Every building is different, so we quote every sprinkler job. The price depends on the size of your building, the type of system, and how many risers and devices you have. Call us or fill out the form, and we will give you a quote.
